No floor plan for Zuari Gangothri Tribhuja has been published by anyone with a source behind it. Neither the Gangothri Group, which develops the project, nor Zuari Infraworld India Ltd, its development manager, has released a unit plan, a size, a size range, a carpet area, a loading factor or a tower-wise unit schedule. None appears in the environmental clearance, in the TG-RERA registry record, or in the developer's own price list dated 2 January 2026.

That is unusual for a project this far along, and it is the honest starting point for this page.

The unit sizes circulating on broker microsites for this project - 1,693, 2,112, 2,314 and 3,125 sq ft - have no upstream source, appear in no filing and are not reproduced here. Neither is any ticket price, because a ticket price requires a size.

What this page does instead is set out everything that is filed about the buildings themselves, show what the developer's own price list reveals about the variants that exist inside them, and then tell you exactly what to demand before you sign anything.

What is actually filed

Every figure in this table comes from the environmental clearance amended by the state environmental authority on 17 March 2026, or from the three TG-RERA phase registrations. The one exception is the configuration mix, which appears in neither and is published by both brand owners.

The original 2022 clearance permitted three building types - 4B+G+37, 4B+G+5 and a shorter 4B+G+32. The March 2026 amendment dropped the 4B+G+32 type, leaving 4B+G+37 and 4B+G+5 only. It dropped a building type, not eight buildings - the registry's own project names still enumerate nine towers, A through I, with no gaps.

The one size figure with a source, and why it is not a floor plan

Divide the filed saleable area of 3.70 million sq ft by the filed 1,730 homes and you get a programme average of about 2,140 sq ft per home.

That number is arithmetic on two figures in a signed order, so it is real. It is also an average across 1,730 homes of two different configurations across nine towers. It is not a 3 BHK size, it is not a 4 BHK size, and it is not the size of any apartment in the project. Its only legitimate use is as a sanity check: if a sales office quotes you a 3 BHK at 1,400 sq ft and a 4 BHK at 1,800 sq ft, those two numbers cannot both be right alongside a filed average of 2,140.

Which tower, which phase - the part that is sourced

The three TG-RERA registrations name their own towers, so the tower-to-phase map is a matter of public record rather than a sales-office statement.

This matters more than a plan does. Each registration is a separate project in law: a separate project account, a separately declared completion date and a separate set of quarterly progress reports. Money collected from Phase 1 buyers cannot fund Phase 3 construction, and a Phase 1 allottee has no RERA remedy against a Phase 3 delay.

It also means the clubhouse belongs to Phase 3. A buyer in Tower F, G or I pays the same ₹4,00,000 clubhouse charge as everyone else and receives the clubhouse when the last phase completes.

So the first question about any floor plan you are shown is not "how big is it" but "which tower is this, and which registration number covers it".

The basements, and what the parking arithmetic actually says

All nine towers and the amenity block sit over four basement levels, and the amended clearance requires mechanical ventilation in every one of them - a real engineering commitment in a four-level basement under a 37-storey building, and one worth confirming is designed rather than assumed.

Across those levels the clearance records 3,516 four-wheeler bays and 648 two-wheeler bays.

The second row is the one to notice. The first row is easy to misread as generosity: parking at this project is a priced item, at ₹3,00,000 for a single bay and ₹6,00,000 for a double back-to-back bay on the 2 January 2026 price list. A car bay is a line on your cost sheet, not a feature of your floor plan.

Refuge floors are part of the plan, not an extra

The amended clearance commits the project to refuge floors to National Building Code norms. In a tower of ground plus 37 floors, that is not a formality - a refuge floor is a designated fire-safety level, and depending on the design it may be a full floor or a substantial deck rather than saleable space.

For a buyer this has two practical consequences worth raising at the sales office. Which levels are the refuge floors, and where does your unit sit relative to one? A home directly above or below a refuge level has a different outlook, a different neighbour condition and, in some buildings, a different acoustic condition from an identical plan ten floors up.

What the price list reveals about the unit variants

The developer has not published a plan, but it has published a premium schedule, and a premium schedule is a description of the variants that exist. You do not charge for east facing unless there are homes that face east and homes that do not.

Read together, that schedule sketches a floor plate with a base band of four floors, priced height above it, at least two orientations, corner types, and outlooks in at least three directions - west to the ring road, north to the grid road, and inward to the landscaped court.

Two things the sheet does not settle, and both cost money.

Whether the floor rise is flat or cumulative. The line reads "Rs.25/- Per Sft From 5th Floor". On the flat reading, every home from the 5th floor up pays ₹25 per sq ft. On the cumulative reading - the standard Hyderabad convention - floor n pays (n minus 4) times ₹25, which on the 37th floor is ₹825 per sq ft. The sheet does not disambiguate. On a 2,000 sq ft top-floor home the difference between the two readings is about ₹16 lakh of principal before tax and duty is added on top - and 2,000 sq ft is a round illustrative figure used consistently across this site, not a Tribhuja unit size. Get the basis for your floor in writing.

Whether the premiums stack. The sheet does not say whether east facing, corner and a view premium can all be charged on the same home, or whether one view premium excludes another. That is not established. Ask which premiums are on your cost sheet and why.

The payment schedule is a map of the tower

The price list keys its instalments to slab castings, and those slabs describe the building you are buying into.

The schedule starts at the B4 roof slab - the top of the deepest of the four basements - and tops out at a 38th floor slab, which is ground plus 37 levels. It is internally consistent with the filed tower form, and it tells a buyer on the 30th floor that most of their money is due long before their own floor is cast.

The claims the development manager publishes, attributed

Two product figures circulate that come from Zuari Infraworld's project page and appear nowhere else - not in the clearance, not in the registry, not on the price list, and not on Gangothri's own site.

  • A ceiling height of 10 feet 6 inches, as published by the development manager.
  • 76 per cent corner homes, as published by the development manager.

Both are recorded here as the development manager's claims rather than as filed facts. The second one has a price consequence worth noticing: if roughly three homes in four really are corner homes, then the ₹100 per sq ft "corner apartment" premium is not a rare surcharge on a handful of units - it applies to most of the building.

The project's architecture is credited by the development manager to LAVA, the Laboratory for Visionary Architecture. That credit appears on zuariinfra.com only; LAVA's own project index lists no project in India.

Carpet area, and the sentence that should worry you most

The Real Estate (Regulation and Development) Act 2016 defines an apartment by its carpet area under section 2(k), and an agreement for sale states carpet area. No carpet area for any home in this project is disclosed anywhere - not by the developer, not by the development manager, not in the registry record and not on the price list.

Meanwhile every rupee on the price list is charged per square foot of saleable area: the ₹7,499 base, the ₹200 WEGI, the ₹100 corpus, the ₹96 advance maintenance, the floor rise and every view premium. You are quoted on one measure and you buy on another, and the ratio between them - the loading factor - has not been published either.

That gap is not evidence of anything improper. It is entirely normal at pre-launch. But it is the single most important thing to close before money moves.

What to demand before you sign

Take this list to the sales office and ask for each item in writing, on letterhead, for your specific unit.

  1. The unit plan and the area statement for the exact apartment you are buying - not a typical-floor plan, not a configuration brochure. The area statement should break out carpet area, balcony and utility areas, and the built-up and super built-up figures.
  2. The RERA carpet area under section 2(k), stated in square feet and square metres, and the loading factor it implies against the saleable area you are being charged on.
  3. The tower letter and the phase registration number covering it - P01100010651 for Towers F, G and I, P01100010652 for Towers D, E and H, P01100010650 for Towers A, B and C. Then look that number up yourself on the TG-RERA portal and read the filed completion date on the certificate.
  4. The floor-rise basis for your floor, spelled out in words, with the rupee amount for your unit. Flat or cumulative changes the price materially.
  5. Which premiums apply and whether they stack - east facing, corner, ORR view, park view, 100 ft road view - each as a rupee amount rather than a rate.
  6. The parking allotment: how many bays, single or double, at what charge, and on which basement level.
  7. The refuge floor levels in your tower, and where your unit sits relative to them.
  8. The sanctioned plan reference. The development manager publishes HMDA building permission no. 060766/ZOA/R1/U6/HMDA/29042023; ask to see the sanctioned drawing that number refers to, and check that the plan you have been shown matches it.
  9. The point in the payment schedule at which the registered agreement for sale is executed. Section 13(1) of the RERA Act caps the advance a promoter may take without a registered agreement at 10 per cent of the apartment cost, and this project's schedule calls for 20 per cent within 15 days of RERA. The agreement must come first.

If a sales office cannot produce items 1, 2 and 3, you do not yet have enough information to buy an apartment here, whatever the brochure shows.

Both brand owners publish the same mix, 3 BHK and 4 BHK, and neither publishes anything beyond that. There is no unit schedule, no size range, no carpet area and no tower-wise unit count in the environmental clearance, the RERA registry record, the price list or on either website. The 1,693, 2,112, 2,314 and 3,125 sq ft figures circulating on broker microsites have no source behind them and are not reproduced here. The one size figure with a primary source is a programme average of about 2,140 sq ft, obtained by dividing the filed 3.70 million sq ft of super built-up area by the filed 1,730 homes; it is an average across the whole development and not a unit size. The missing carpet area matters because RERA section 2(k) sells apartments on carpet area, so until you hold the registered carpet area, the super built-up area and the loading factor for your specific unit in writing, you cannot compare Tribhuja like for like against anything. Zuari Infraworld separately publishes a ceiling height of 10 feet 6 inches and states that 76 per cent of the homes are corner homes; both appear on its site alone and are recorded as its claims.

There is not one that can be published. No unit size has been disclosed by anybody with a source, and without a size there is no ticket price. Every "starting at ₹X" figure circulating for this project rests on a unit size with no upstream behind it. This site publishes rates per square foot and worked examples on a clearly labelled illustrative basis, and it will not publish a ticket price.

The price list reads "Rs.25/- Per Sft From 5th Floor", and that sentence admits two readings which the sheet does not resolve. Under a flat reading, any home on the 5th floor or above pays ₹25 per sq ft. Under the cumulative reading, which is the standard Hyderabad convention and the only one under which a floor-rise line does real work in a 38-slab tower, floor n pays (n minus 4) times ₹25, so the 37th floor pays ₹825 per sq ft. On a 2,000 sq ft top-floor home - a round illustrative basis used across this site, not a Tribhuja unit size - the difference between the two is about ₹16 lakh of principal, plus roughly ₹2 lakh more in GST, duty and registration levied on top of it. This site publishes both readings and picks neither. Get the basis in writing for your specific floor before you sign. It is the highest-value question a buyer can ask at this project.

It matters a great deal. Three registrations mean three separate project accounts, three separately declared completion dates and three sets of quarterly progress reports. Money collected in Phase 1 cannot lawfully fund Phase 3. And a Phase 1 allottee has no RERA remedy against a Phase 3 slippage. Buyers usually read a phased launch as a scheduling convenience; legally these are three projects that share a boundary wall.

Phase 3. Registration P01100010650 covers Towers A, B and C together with the clubhouse. A buyer in Phase 1 - Towers F, G or I under P01100010651 - receives the clubhouse only when the last phase completes, while paying the same ₹4,00,000 clubhouse charge as everyone else. This falls straight out of the registry's own project names, and no competing page about this project states it.
