The project is at excavation stage, with no evidence of foundation completion or superstructure, so there is nothing yet to photograph. Prestige Lakdaram is useful when buyers are reading images for practical signals: light, approach, amenity scale, landscape maturity, and what still needs official confirmation.

Every image on this page is an artistic impression, prepared to illustrate the programme recorded in the environmental clearance amended on 17 March 2026 and in the three TG-RERA phase registrations. None of them is a developer drawing, a sanctioned plan or an approved elevation.

That framing matters here more than on most projects, because Zuari Gangothri Tribhuja is at excavation stage. The state environmental authority recorded that excavation had been initiated in both its October 2025 order and its March 2026 meeting, and there is no evidence of foundation completion, piling or any superstructure. There is nothing yet to photograph, and neither the Gangothri Group, which develops the project, nor Zuari Infraworld India Ltd, its development manager, has published an approved elevation, a master plan drawing or a unit plan.

So read these images for what is filed - the site's shape, the tower form, the boundaries, the separate amenity block - and not for finishes, materials, landscaping detail or the exact position of any building.

Two things this gallery deliberately does not contain. There is no master plan and no location map. A drawn plan would place nine towers in specific positions and a drawn map would state distances, and neither has been published by anyone with a source. The site does carry two drawings, and each is labelled for what it is: the indicative site composition on the masterplan page, whose tower positions are illustrative because no layout drawing has been published, and the location map, which is not to scale and prints no distance on it. Neither is a source for a fact. The tower-to-phase map is published as text on the floor plans page, from the registry's own project names, and every distance on the site is road-routed and appears on the location page.

The images, in order

An overhead impression of the whole site: 42,160.6 sq m, or 10.42 acres, carrying nine residential towers and a separate amenity block, with the Outer Ring Road running along the western boundary.

What it tells a buyer. The proportions are the story. 1,730 homes and 5.06 million sq ft of built-up area on 10.42 acres is a dense programme, and the filed green area is 4,635.4 sq m - 11.0 per cent of the site. The site is also inside the ring rather than beyond it. What the image cannot tell you is where any individual tower stands, because no layout drawing has been published.

2. The tower elevation, four basements plus ground plus 37 floors

What it tells a buyer. This is a genuine high-rise, and height changes what you are buying. The price list charges floor rise from the 5th floor upward across a 38-slab tower, and the payment schedule tops out at a 38th-floor slab. The clearance also commits refuge floors to National Building Code norms, which occupy real levels in a tower this tall. The original 2022 clearance permitted a shorter 4B+G+32 building type as well; the March 2026 amendment dropped it.

3. The arrival court off the ORR service road

What it tells a buyer. Access to this project comes off the widened Outer Ring Road service road at its western edge, and the ORR Exit 2 (Edulanagulapally) ramps begin about 390 m to the north. The arrival sequence, the gate position and the security arrangement are design intent here, not a sanctioned drawing - the entry point on the approved plan is worth asking to see at the sales office.

4. The clubhouse, in the ground plus five amenity block

What it tells a buyer. Two things, and the second is the one to remember. First, no clubhouse square footage has been published by either brand owner, so treat any area figure you are shown as a sales document. Second, the clubhouse is registered in Phase 3, under P01100010650, alongside Towers A, B and C. A buyer in Phase 1 - Towers F, G or I - pays the same ₹4,00,000 clubhouse charge and receives the clubhouse only when the last phase completes.

5. Landscaped open space between the tower bases

An impression of the internal landscaped ground between the towers.

What it tells a buyer. This is the outlook the price list's internal garden or park view premium of ₹100 per sq ft is priced against, so it is a commercial as well as a visual feature. Keep the filed figure alongside the image: 4,635.4 sq m of green area, 11.0 per cent of the site, plus a 2 m greenbelt along the entire boundary. The amendment of March 2026 reduced the green area by 48 per cent from the original clearance while the site shrank by only 19 per cent, so any greener percentage you have seen elsewhere predates the amendment.

6. The widened four-lane ORR service road frontage

What it tells a buyer. This is the one image describing something that already exists. HGCL widened the 14.5 km Narsingi to Kollur service road from two lanes to four at a cost of about ₹300 crore, with footpaths, medians, drains and greenery, and the 23 km solar-roofed cycle track - 21 km of it under a 16 MW solar roof - runs the same alignment past the site. The TG-RERA registry records the site's western boundary in its own words as the 500 ft Outer Ring Road, which is also what the ₹200 per sq ft ORR view premium is priced against. It is the project's strongest verified physical asset, and unlike a render, it can be driven today.

How to use these images

Treat them as a description of a filed programme, not as a preview of a finished building. Then ask the sales office for the three drawings that would actually settle things: the sanctioned plan behind the HMDA building permission the development manager publishes as no. 060766/ZOA/R1/U6/HMDA/29042023, the tower layout showing where your tower letter stands on the site, and the unit plan with an area statement for your specific apartment, stating carpet area under RERA section 2(k).

None of those three has been published. All three exist.

A separate amenity block of four basements plus ground plus five upper floors houses the clubhouse. Almost every headline number, which is why the figures on this site differ from those on most others. The site area went from 52,053 to 42,160.6 sq m, which is 10.42 acres. The homes went from 1,850 to 1,730. Built-up area went from 5,63,715.5 to 4,69,654.4 sq m, about 5.06 million sq ft, and super built-up from 4,15,099.5 to 3,43,982.4 sq m, about 3.70 million sq ft. Filed project cost went from ₹1,241 crore to ₹1,458 crore. Green area was reduced from 8,848 to 4,635.4 sq m, which is 11.0 per cent of the site. And the shorter 4B+G+32 tower type was dropped, leaving 4B+G+37 and the 4B+G+5 amenity block. Marketing published before the amendment variously says 9.14, 9.16 or 9.4 acres and more than ₹1,500 crore; all of that is superseded.

Both brand owners publish the same mix, 3 BHK and 4 BHK, and neither publishes anything beyond that. There is no unit schedule, no size range, no carpet area and no tower-wise unit count in the environmental clearance, the RERA registry record, the price list or on either website. The 1,693, 2,112, 2,314 and 3,125 sq ft figures circulating on broker microsites have no source behind them and are not reproduced here. The one size figure with a primary source is a programme average of about 2,140 sq ft, obtained by dividing the filed 3.70 million sq ft of super built-up area by the filed 1,730 homes; it is an average across the whole development and not a unit size. The missing carpet area matters because RERA section 2(k) sells apartments on carpet area, so until you hold the registered carpet area, the super built-up area and the loading factor for your specific unit in writing, you cannot compare Tribhuja like for like against anything. Zuari Infraworld separately publishes a ceiling height of 10 feet 6 inches and states that 76 per cent of the homes are corner homes; both appear on its site alone and are recorded as its claims.

Phase 3. Registration P01100010650 covers Towers A, B and C together with the clubhouse. A buyer in Phase 1 - Towers F, G or I under P01100010651 - receives the clubhouse only when the last phase completes, while paying the same ₹4,00,000 clubhouse charge as everyone else. This falls straight out of the registry's own project names, and no competing page about this project states it.

The possession date is not established. Each of the three phase registrations carries its own filed completion date on its certificate and none has been verified here; the "2029" circulating on broker microsites and the "01 January 2032 as per RERA" on one portal have no primary source. The construction status is excavation, recorded by the state environmental authority in both its order of 28 October 2025 and its meeting of 4 March 2026, with no evidence of foundation completion, piling or any superstructure. The "construction 5 per cent complete as of 21 March 2026" figure on one portal is a single-portal claim contradicted by the state environmental authority's own note. The project status is pre-launch: Gangothri's homepage says "Launching Soon" and Zuari Infraworld classifies Tribhuja as upcoming rather than ongoing. The 3 March 2025 announcement stated that sales would launch after RERA approval was received, and all three registrations are now on the registry.
